Downtown Kansas City Skyline Buildings Undergo Evolution for a New Era
KANSAS CITY, Mo. – The owners, including Copaken Brooks, of several iconic downtown Kansas City office buildings including Town Pavilion, 1201 Walnut, 1200 Grand, and the Harzfeld’s Building, are ushering in several transformations to serve professional tenants for decades to come. The transformations include property name and rebranding, facility upgrades, leasing evolution, and strong property management momentum.

> Property Name & Branding
Town Pavilion, the 38-story, 802,071 square feet office and retail icon of Kansas City for over 50 years, located at 1100 Main Street, has been renamed 1111 Main (Eleven Eleven Main). It includes the attached, historic Harzfeld’s Building comprised of 52,000 square feet. Conveniently connected to a secured, covered parking garage via a skywalk, 1201 Walnut, comprised of 509,000 square feet and 29 stories, will retain its name.
These three properties are now part of the Skyline Collection.

> Facility Upgrades
The Skyline Collection properties are also undergoing facility upgrades. 1111 Main completed a major renovation in 2022 including a modernized lobby with soaring views of a light-filled overhead atrium, a dynamic 3D hanging art sculpture, a rotating art exhibit in partnership with ArtsKC, digital art-driven video walls, the only downtown KC multi-tenant office building with a security turnstile visitor management system, on-site, controlled camera network, and more.
Accompanying the 10,000 square foot state-of-the-art conference center upgrades will be a new professional staffed fitness center and locker rooms – scheduled to be completed in May for all Skyline Collection tenants to utilize. The new fitness center will now offer group classes, health assessments, equipment orientation, towel service, and regular programming.
All buildings share three parking garages – a unique and highly sought after benefit in the KC market – and are located in the heart of downtown Kansas City in the Financial District near city landmarks like the T-Mobile Center, the Power & Light District, the Kansas City Convention Center, City Hall, top hotels, entertainment and hospitality attractions.
> Leasing Evolution
JLL Kansas City and the Skyline Collection ownership group announces it has been awarded the office leasing assignment of over 1.4 million square feet across four premier downtown Kansas City office buildings. The office portfolio consists of 802,000 square feet at 1111 Main, 509,000 square feet at 1201 Walnut, 52,000 square feet at the Harzfeld’s Building and 39,000 square feet at 1200 Grand Blvd. Leasing activity began April 1, 2023.
Copaken Brooks retains the ground-level retail leasing and the property management duties of the portfolio while Jon Copaken, Principal at Copaken Brooks, will continue to represent the ownership group as the owner’s representative of the property. Collectively, the Class A and B properties are considered to be some of the most desired office buildings in downtown Kansas City.

The buildings share onsite retail amenities, three parking garages, an onsite conferencing center and a new state-of-the-art fitness center that is under construction. Additionally, Town Pavilion recently completed an art-focused complete renovation to the building lobby and common areas completely enhancing the tenant and visitor experience. The Copaken Brooks Property Management team has implemented a new POGO app for tenants across all four buildings that allows them to manage their conference room bookings, view and RSVP to weekly building tenant events, log maintenance requests, and fitness center training sessions.
> Property Management Momentum
The Skyline Collection property management team of Copaken Brooks continues to make improvements to provide the tenants with a Class A experience. Craig Cooper, CPM recently joined as the Senior Property Manager for the portfolio. The addition of the concierge in the Lobby has provided knowledge, security, and professionalism for each of the building tenants. In addition, the property management team has worked through building improvements and a new tenant mobile app designed exclusively for the Skyline Collection providing information to tenants regarding numerous tenant events, fitness center updates, contact information, direct connections to restaurant and retail for easy ordering, city-wide events, and allows for easy maintenance and engineering requests.
